It’s a loaded question to say the least, but there really are 4 main things real estate investors and wholesalers can do online to generate motivated seller leads: SEO, Google Adwords PPC, Facebook ads and Youtube Ads. Down below, we’ll break down all of these… give you the pros and cons of each, as well as where we believe your money is best invested.

Search Engine Optimization can have an incredible ROI if done correctly, but the main downside that investors see with it is that it’s a longer term strategy (6-12 months before anything happens). While that’s generally true, there’s one important thing you have to keep in mind: you’re not paying Google a dime… EVER.

When you invest in SEO, you’re either investing your sweat equity if you do it yourself or you’re investing in a company’s expertise, knowledge & know-how to get you ranked highly on Google. When it comes to traffic, you never ever ever pay Google (or Bing, Yahoo, etc) a dime for anything. 

When you do Pay Per Click, you’re doing just that… paying per click for all of eternity if you want leads. Now this is much more of an instantaneous way to get people looking to sell their house flooding to your website or landing page, but the long-term ROI is bleak because you’re going to consistently spend $3,000-6,000/month at least to be bringing in consistent deal flow. 

With SEO, you’re getting a physical asset that will produce leads for years and years — assuming the internet isn’t a fad 😉

With Google Ads, you’re able to pay Google to place your ads/listing above the organic SEO results, which sounds super awesome, right? And don’t get me wrong, it is! It’s great to help jumpstart your online marketing efforts, and we highly recommend you do it.

However, the only downside is that once you stop running ads, you stop generating leads. Your lead flow is dependent upon how much money you’re spending with Google’s bidding platform. 

And that’s another important variant to understand is that Google Adwords is a bidding platform, meaning that if someone comes in and is willing to pay twice as much as you are for leads, then the price of your leads just shot up. It’s volatile. 

Again, we still recommend PPC for real estate investors because it’s a great way to get inbound highly motivated leads quickly, but there can be a lot of volatility long-term because of the fact it’s a bidding platform.

We believe that the best, most-powerful combination for real estate investors is combining the long-term growth value and ROI potential of SEO with the short-term positive gains Google Adwords/PPC brings to the table.

Facebook Ads For Real Estate Investors

Should Real Estate Investors Invest In Facebook Ads?

Google is an intent-based marketing platform, while Facebook is more of a digital billboard for your business. It’s important to understand that difference before you keep reading. 

When it comes to Facebook, there are so many more factors to generate warmer leads. With Google, a large majority of folks who search are highly motivated to sell because they are seeking out help. On Facebook, you’re broadcasting to the world that you’re here to buy houses, so when people reach out, they just may be doing some research or checking in to see what you can do for them. 

The other interesting thing about Facebook is that we have to pick what “interests” Facebook gives us, and we have to trust Facebook to put the right people in those interests. You are able to retarget people who’ve been to your website plus you can upload custom lists, but even with that, you’re still relying on Facebook to find those people who are on that list.

To give you an example of what I mean: there’s an interest that’s called “Real Estate Investor,” and it could have people in it like yourself who are true investors… or it could have a stay at home mom who watches HGTV & like the Chip & Joanna Gaines’ Facebook page in it as well. We don’t know who Facebook puts in what category or what their qualifications are to be in a certain interest. 

The result of your Facebook ad campaign is only as strong as your ad copy, your funnel and automation systems. We have learned over the years that Facebook leads tend to need more follow up than Google leads because you’re catching them before the point where they are hard-pressed to find a solution, which can be a great advantage! But only if you plan ahead for it.

We use a platform called Go High Level with all of our clients because it allows them to have autoresponders when leads come in, as well as follow up campaigns that continue to touch base with leads. 

The investors we have helped who have had the best success with Facebook Ads are the ones who are follow up animals! They are machines at follow up (or utilize machines & automation to help them follow up consistently). 

One of the biggest pros to Facebook is that the cost per lead is much cheaper, but with that comes, generally, lower quality leads. Of course you’ll get a diamond in the rough every now and then, which is awesome! But you just need to be aware that it’s the hit or miss platform out there.
